In the north of Bačka region of Vojvodina, northern Serbia, some 400 m from the banks of the river Tisa, there is a small traditional farm-style estate (a salaš)at the edge of Ada townlet, one of Vojvodina's greenest settlements. The 6,500m2 two-plot property is on the main road between the settlements of Ada and Mol. One plot has 3,500 m2 of 2nd category arable land, while the other has construction land and buildings. The local industrial and commercial zone is some 700 m away, while the town center, the river beach, the spa, wellness and swimming center and the park are just a kilometer away, along with the green market, several supermarkets and various local stores, the kindergarten and the school.
The estate may be used as a farm / country manor and a commercial / production facility since it lies along the main road, some 100 m from the local petrol station, the fairground and a car wash.
There are two main buildings on the estate. One is a traditional Vojvodina-style 120m2 farmhouse built in an eco-friendly way. It is in a prime condition since it was refurbished a few years ago, well-insulated and very functional. Besides the kitchen with a dining-room and a bathroom, it has a conservatory, with a big living room leading to it, along with two bedrooms. The floors and ceiling of the rooms are made of hardwood, while the lobby, bathroom and the conservatory flooring is tiled. The kitchen has its original, ethno-style woodden plank floor. It is fully legalized, with legitimate papers, and has state of the art electrical, gas heating and water / sanitation instalation. Besides gas, it can be heated using wood and coal. The central heating unit is in the kitchen, so it can be used for cooking, too. The house has a larder, too, a back summer kitchen and a terrace in the yard. In its back there is also a garage, the main shed / storage space, a small shed and a latrine. The line of buildings ends with a small toolshed and a smokehouse. A tile-roofed corn storage barn, two more new sheds and a small sheep breeding pan are in the back yard.
The second main building (300 m2)also exits to the main road, its front yard connectable to that of the traditional house through their back yards. Depending on the owner's needs, the entire estate may also be considered - and used - either as a single or two separate housing units within one or two single plots since it has a living space of 120m2 and an office / commercial / production space of 180m2. The commercial (i.e. office and production) space was in operation for decades and has a central office with the necessary electrical, water and sanitation and heating infrastructure since the production process in it required an optimal indoor temperature. It has a central heating system powered by a 35,000 cal woodden and/or gas stove. The central and side storage halls have no radiators in them. The house and office floors and ceilings are hardwood, except for the tiled terrace and bathroom floors. The roofs on the south sides are suitable for solar panels installation since they are exposed to the sun whole day long throughout the year. The entire estate has a very universal concept and is suitable for doing business in a variety of industries. The estate has all the papers and is registered to a single owner. All buildings in it have hydro and heat insulation. It is move-in ready.Plot No. 5718, registered with the Ada Municipality Cadaster as a family residential building with seven auxilliary buildings,Plot No. 5719/3 registered with the Ada Municipality Cadaster as a 2nd category arable land of 3,749m2.
