Cob Cottage – PD0439

Nestled on a tree covered hillside, built of stone and standing in its own ground is a tranquil small holding, approached along an unmade track, half hidden in the trees, it is private and serene. With no neighbours the little place is secluded, but, with its reasonable proximity to local villages, not isolated.

The house, constructed in the traditional manor, is 25m2. Adjoined are a 10m2 porch and a wood fuelled bread oven, in working condition. Although some internal repair work has already been done – a new concrete floor, some roof insulation and cob rendering – the building is in need of full renovation. However, there is a compost toilet on site and it could be made habitable quite easily should the buyer be planning a DIY project.

The land runs to just over half an acre (.245 hectare/2450m2), has been cleared and is in nice condition. There is a variety of tree cover, mostly deciduous, giving shade in the summer but not blocking out the winter sun light – a mix of native oaks, chestnut and fruit, plus olives and a small number of young pines. There is also space for vegetable plots.

The building is close to the river but water for irrigation and general use comes from a natural spring higher up the bank and collects in a reservoir though it would be possible to connect piping, so providing gravity fed supply to the cottage.

Realistically, this is an off grid property, but the location, the Ceira Valley, 20 minutes’ drive from the bustling market town of Gois makes an ideal setting. Undisturbed and surrounded by nature you have the peace and solitude desired but are near enough to the things you might need, the necessities of life, a doctor, a bank, a petrol station and the things you might want, a restaurant, a supermarket, a school, to make that option practical.

Locally are a number of small villages, most with a café, some a mini-mart, rural communities with plenty happening, particularly over the summer months, an amiable mishmash of the modern and the traditional.

Full time relocation is viable, everything required can be found within a sensible radius, but in an area actively promoting eco-tourism, holiday accommodation is an alternative possibility. The setting is superb, with two excellent River Beaches close by. Access to major road networks is reasonable, as is the drive to the Atlantic Coast, renowned for its pristine beaches and great surfing. The area is well worth exploring, by car, by bike or on foot; there is an interesting history, you never know what’s round the next corner; there are assorted events – cultural, sporting, motor, musical; some very good places to eat and drink – a lots going on if you want to join in, but if you don’t, if you want something simpler, somewhere off the beaten track, somewhere to relax uninterrupted, that’s what this quinta will give you.
