This is a 50-hectare oceanfront site that includes 450 meters of wide beach and 200 meters of rock frontage and is one of the largest undeveloped properties in the region. It is located between the resort towns of Sosua and Cabarete on the North Coast of the Dominican Republic, a short drive to the Puerto Plata International Airport.

It is intended for beachfront condos (condo hotels) and villas. By regulations, the developer can build 500 condos and 225 villas.

The property has now been subdivided into seven (7) parcels that average five (5) hectares each and a commercial area of approximately two (2) hectares which are located beside the entrance on the North Coast highway. There will be a gated entrance for the overall development. Areas of relevant existing vegetation have been protected. But the developer is free to make his master plan. Law 158-01 on Tourism Incentives, as amended by Law 195-13, and its regulations, grants wide-ranging tax exemptions, for fifteen years, to qualifying new projects by local or international investors.

a) 100% exemption from the payment of the income tax object of the incentives;
b) 100% exemption from the payment of national and municipal taxes charged on the incorporation and capital increase of companies, use and issuing of construction permits, tax on real estate property (IPI), and the transfer of real estate property rights;
c) 100% exemption from the payment of all import taxes and other taxes such as tariffs, rights, and recharges, including the Value added Tax (VAT or "ITBIS") applicable to the equipment, materials, and movables necessary for the first equipment and putting into operation of the corresponding tourism facility; and,
d) 100% exemption from the payment of taxes or withholdings that may arise from any local and international financing and from the accruing interests, granted to companies that are the object of these incentives"

Also, the buyers of the condominiums or villas are exempt to pay taxes when buying, during, or when they sell the property in the same period of 15 years.

So, any person buying and renting a condo as a vacation rental does not pay capital gain taxes.
